Concrete Cleaning
You Can See The Line

Nothing changes how a property looks faster than clean concrete โ€” and nothing proves the work like the sharp line where we stopped. Driveways, sidewalks, patios, pool decks and full commercial lots.

CONCRETE ISN'T SUPPOSED TO BE GRAY-GREEN

Most people think their driveway is just an old color. It usually isn't. It is years of algae, mildew, pollen, road film, oil and tire rubber sitting in the pores of the concrete. When it comes off, the actual color underneath surprises almost everyone.

A wand leaves stripes. A surface cleaner doesn't.

This is the single most common complaint about a cheap concrete job: zebra striping, the wavy light-and-dark pattern left behind when somebody waves a wand back and forth. We run flat surface cleaners that hold an even distance and pressure across the whole path, so the finish is uniform instead of streaked. On large lots we run the ride-on, which does the same thing across a much wider path.

Safety, not just looks

Algae on a walkway, pool deck or shaded sidewalk is slick, and it is one of the most common slip-and-fall sources on a commercial property. For a business that is a liability line item. For a home it is usually the walkway your kids and your parents use.

THE PROOF IS THE LINE

These are real jobs, not stock photos. The middle shot is a single pass in progress โ€” the difference is not subtle.

COMMON QUESTIONS

Will pressure washing damage my concrete?+
Not when it is done with the right equipment at the right distance. Damage happens when someone holds a narrow high-pressure tip too close for too long. A flat surface cleaner spreads the work evenly, which is why we use one instead of a wand on open concrete.
Can you get oil stains out?+
Usually a great deal of it, and sometimes all of it. Fresh oil comes up well. Old oil that has soaked deep into porous concrete may lighten dramatically rather than disappear completely โ€” we will tell you honestly which one you are looking at before we start.
What about rust stains?+
Rust needs a rust-specific treatment, not more pressure. We treat it separately, and most sprinkler and fertilizer rust comes out very well.
How long does a driveway take?+
A standard residential driveway is typically an hour or two. Large commercial lots that would take a wand crew days are usually a half day to a day for us because of the ride-on equipment.
How often should concrete be cleaned?+
Once a year keeps most residential concrete looking right in this climate. High-traffic commercial concrete โ€” drive-thrus, entries, dumpster pads โ€” usually wants a recurring schedule instead.
Do you clean the edges too?+
Yes. The ride-on cannot reach curbs, corners and tight edges, so we come back through by hand and finish them. That second pass is what separates a finished lot from a mostly-done one.
