A freshly cleaned lot with faded, ghosted lines still reads as neglected. Cleaning and re-striping together is the difference between a lot that looks maintained and one that looks tired.
Paint does not bond to dirt. Striping over an unwashed lot is how you get lines that flake and ghost within a season, which is why we treat cleaning and striping as one job in the right sequence: clean the surface, let it dry, then lay the lines onto concrete or asphalt that will actually hold them.
It also means you are not paying two companies to mobilize to the same lot on two different days.
Worn stalls mean drivers park wider and you lose usable spaces on a lot you are already paying to maintain. Faded fire lanes and accessibility markings are compliance exposure, and they are exactly the sort of thing that gets noticed at the worst possible moment. Both are cheap to fix and expensive to ignore.
Striping needs the lot empty and the paint needs cure time, so this is almost always overnight, early-morning or Sunday work. On larger lots we can section it off and work in phases so you never lose the whole property at once.
The Beast runs the full lot and we hand-finish the edges and curbs. Paint needs a clean surface to bond to.
Existing layout re-marked, or a new layout if you want to reclaim spaces or fix a bad traffic flow.
Stalls, fire lanes, ADA markings, arrows and curbs, done overnight so you open on a finished lot.
We'll walk your lot, count the stalls and give you one number for the whole job.
